Acreage Plus (the "Company") was formed in 2007 to provide real estate investment opportunities in individual tracts of land that have been identified as being undervalued with
significant upside potential. The targeted tracts usually have some unique physical attribute (i.e. on or near water, near a population
center) and are primarily located in the Carolinas. More recently, the Company has focused on buying distressed real estate assets, including purchasing non-performing notes from banks. Each tract is purchased in a separate LLC owned by a group of investors that includes the principals of Acreage Plus.
Business Model
The Acreage Plus business model is to identify and purchase individual properties that are undervalued and to implement customized plans to maximize
the investment potential of each individual tract. The Acreage Plus team draws from a wealth of experience and expertise in areas such as general
forestry, land management, permitting and planning, and financial analysis. Each tract is first identified by utilizing Acreage Plus’ extensive
resources to review a large number of potential investments that meet established criteria. A targeted tract is then analyzed for timber value,
potential value enhancements, and highest-and-best-use value.
Once a tract is identified for purchase, a customized plan is developed which includes an analysis of the general tract location, growth projections,
environmental impacts and specific attributes associated with the property and the general area. The next step is to analyze
the potential to enhance those attributes, design the most desirable exit strategy, and finally, input all of
these variables into a complex financial analysis illustrating the potential return to the investors. It should be noted that the highest return
potential of a tract may require varying degrees of improvements, ranging from performing minimal enhancements to the property to fully entitling the tract for
development.
